The quick, honest overview

Anthem climbs the hills of southern Henderson with big valley and Strip views. It includes guard-gated Anthem Country Club and Sun City Anthem — a 7,000+ home Del Webb active-adult community with three clubhouses and two golf courses.

Anthem is largely built out, so new construction is limited and mostly resale, but 55+ buyers still find new and nearly-new homes here. It’s one of the most popular relocation targets for retirees moving to Henderson.

Taxes & fees in Anthem — the honest version

No Nevada state income tax. Property tax runs roughly 0.5–0.75% effective of value, and Nevada’s 3% annual cap limits how fast your owner-occupied tax bill can rise.

Sun City Anthem and Anthem Country Club have their own associations and amenity dues; non-age-restricted Anthem tracts have standard HOAs. I’ll detail dues per community.

Many Henderson new-build areas also carry an SID/LID (special improvement district) assessment that funded streets and infrastructure — ask me for the exact figure on any homesite before you write an offer. Verify all amounts with the builder and Clark County.

The one thing you can’t get off a builder’s website

Base prices, floor plans and brochures are all public — I’ll link you straight to them. What you can’t see online is lot-level intel in Anthem: which homesites have the real views, how a lot sits on the street, what’s being built next to and behind it, the true lot premiums, and what your all-in cost looks like once premiums and finishes (usually about 20% over base) are added in.
