Green Valley and Green Valley Ranch are the established heart of Henderson: tree-lined streets, top schools, The District open-air shopping, Green Valley Ranch Resort and easy access to the 215 Beltway.
It’s largely built out, so most opportunities here are resale or occasional infill and luxury new construction — but it’s the area many new-build buyers compare against, and a great relocation landing spot. I’ll show you new vs. resale side by side.

Green Valley neighborhoods range from no-HOA older tracts to gated communities with monthly dues. I’ll confirm dues and any master-association fee per home.
Many Henderson new-build areas also carry an SID/LID (special improvement district) assessment that funded streets and infrastructure — ask me for the exact figure on any homesite before you write an offer. Verify all amounts with the builder and Clark County.
Base prices, floor plans and brochures are all public — I’ll link you straight to them. What you can’t see online is lot-level intel in Green Valley: which homesites have the real views, how a lot sits on the street, what’s being built next to and behind it, the true lot premiums, and what your all-in cost looks like once premiums and finishes (usually about 20% over base) are added in.
