The quick, honest overview

Seven Hills is an upscale, mostly guard-gated master plan known for golf (Rio Secco), manicured streetscapes and elevated lots with city-light views. The median sale price runs in the mid-$400,000s, with luxury enclaves well above that.

It’s essentially built out, so new construction is rare — occasionally a custom homesite (such as in the gated Palazzo Monte enclave) comes available. Most buyers here purchase resale, and I’ll help you compare against nearby new-build options.

Base prices, floor plans and brochures are all public — I’ll link you straight to them. What you can’t see online is lot-level intel in Seven Hills: which homesites have the real views, how a lot sits on the street, what’s being built next to and behind it, the true lot premiums, and what your all-in cost looks like once premiums and finishes (usually about 20% over base) are added in.
